For a loan file, no — federal appraiser independence rules require the lender to order it through an approved channel. Homeowners can order their own appraisal for other purposes, such as PMI removal or deciding whether a refinance is worth pursuing.

How long does the report take?

Turnaround depends on assignment scope and how quickly the property can be accessed for inspection. We confirm a delivery date when the assignment is accepted rather than quoting a number we cannot hold.
